1. The fee model, in one paragraph
OBE charges flat advertising fees only. A fee buys the display of a listing (or, for Buyer Pro, buyer-membership features) for a stated period. A fee is never a percentage of a sale price, never a success fee, and never contingent on a transaction completing. OBE is a venue, not a broker: fees do not buy brokerage, negotiation, valuation, escrow, transaction management, or any guarantee of enquiries, offers, or a sale. Browsing and initial buyer enquiries are free.
2. Current status: paid plans are not yet sold
All packages below are shown on the site as “Coming Soon” with an “Apply for Launch” route. No checkout is active, no payment is collected, and no user can be charged until payments are activated with final terms published. Founding sellers apply through the Founding Seller Application and are reviewed manually.
3. Seller listing packages (alternatives — not cumulative)
Packages are alternatives: a seller chooses one package per listing. Buying one package does not stack or combine with another.

4. Buyer access and Buyer Pro

5. When a term starts, renewals, expiry
- A listing term starts on the date the listing is published (after moderation and the seller’s approval of the final text), not on the application date.
- Listing packages do not auto-renew and will not auto-charge. Renewal, if offered, requires a new purchase by the seller after expiry.
- Buyer Pro renewal and cancellation mechanics will be published before Buyer Pro is offered for sale.
- On expiry, withdrawal, or a confirmed sale reported by the seller, a listing stops receiving enquiries.
6. Refunds — stated conservatively, because paid plans are not yet sold
No refund promise is made in this document, because no paid plan has been sold and no charge has been made. Refund terms will be confirmed and published here before any paid plan is offered for sale, and the terms published at the time of a purchase will govern that purchase. Until then:
- No user will be charged for a package whose final terms (including refund terms) have not been published.
- Founding applications submitted while packages are Coming Soon involve no payment, so no refund question arises from them.
- If OBE ever charges for a service it then fails entirely to provide (for example, a paid listing that is never published), the resolution for that case will be stated in the refund terms published with that package — this paragraph deliberately does not invent that policy in advance.
7. What fees never buy
Fees never buy: a valuation or certification of value; a recommendation to any buyer; preferential treatment in evidence labelling (labels follow the Listing and Evidence Policy for every listing, paid or not); removal of a competitor’s listing; or access to another user’s private information or documents.
8. Changes to fees
Prices and package contents may change for future purchases. A change never alters a term already purchased. Current prices are those on this page.
